The Check-In Process

The Check-In is considered the process where keys are handed over and meter readings taken. However it is a very important part of the process and if not completed correctly, alongside a comprehensive inventory, the whole inventory report could be contested at the end of the tenancy should there be a dispute.

At the check-in, the tenants have the opportunity to raise any issues and make any agreed changes. When the tenants accept the condition, as detailed in the inventory, they are required to sign acceptance thus agreeing, as part of their tenancy agreement, to return the property to the same condition at the end of the tenancy.

I will;
  • Collect keys and meet with tenant.
  • Walk through property with prepared inventory.
  • Methodically go through property and inventory.
  • Ensure tenants sign acceptance.
  • Take meter readings and oil levels.
  • Send signed inventory within 24hrs of check-in.

The Check-Out Process

However well a tenant looks after a property, it will not be in the same condition at the end of the tenancy as it was at its start. Wear and tear to carpets, flooring, and other fixtures fittings and decorations will, inevitably, have taken place. Even well looked after contents will deteriorate with time and use.

Recording any changes in condition will help identify what changes have taken place and who should be responsible for them. The Check Out compares the condition of the property against the original inventory

I will;

  • Meet with tenants / carry out in absence.
  • Methodically compare the property with original inventory.
  • Ensure tenants sign acceptance.
  • Take meter readings / oil levels - take note of utility suppliers as these may have changed.
  • Run through details regarding any discrepancies etc.
  • Check returned keys and return them.
  • Prepare an in-depth report and detail responsibility of any costs - sent within 24hrs.
